Additional insured vs certificate holder

Being named as certificate holder is not the same as being an additional insured.

What compliance teams should know.

The certificate holder box is who receives the form. Additional-insured status is granted by endorsement and puts the holder on the vendor’s policy for specified operations.

Always require the correct entity legal names — owner and management company are often both required in property management.

Use the governing documents.
